To help our community become familiar with the neighborhood the HOA Board of Directors has created this page to help give knowledge to our neighbors about the area.
Did You Know: The Cedarfield neighborhoods are adjacent, but separate entities. Cedarfield II is on the south and western side of the overall development, with three entrances from McIlwaine Road – Henderson Hill Rd, Stratton Farm Rd, and Moonshadow Ln. Other access points are through Cedarfield Plantation (C1) on Stratton Farm or New Oak Ln, and through Cedarfield Park from the north end of New Oak Ln. The following Highlighted areas show the North and South sections of CII with our pool in the middle near Duke Power’s Right of Way.
CII on Angel Oak Dr begins at the creek crossing with homes 12622 and 12621 and continues to the end of the road. On New Oak Ln CII begins with homes 8901 and 8906 and continues to home 8629 near the intersection of Hawks Ridge Rd.
From our three entrances on McIlwaine CII is located in all the streets highlighted and backs up to the Duke Power right of way.
Did You Know: HOA means Home Owners Association and is made up of all homeowners in our community. The Association is governed by a board of directors who are homeowners like yourself, elected by the community. The Board contracts with a management company to provide administrative services.
Did You Know: Your HOA Board is made up of volunteer homeowners whose job is to help manage our community. None of the board members are paid. There are 5 members that serve staggered 3-year terms. Each director is elected at our annual meeting, held in January, by a quorum of homeowners represented at the meeting, in person or by proxy. If a quorum is not present the existing board will interview all interested candidates and then vote to install new members for the open terms. If a term becomes open before its up the sitting board will interview all interested candidates and then vote to install new members for the open terms.
Did You Know: Our management company is responsible for much of the day-to-day administration of the HOA, including drive-through inspections, issuing violation letters, providing accounting services, and collecting unpaid assessments. If you have issues with these items please communicate first with the management company. The Board becomes involved when violations are not corrected and a hearing is needed, or if assessments are large or outstanding for too long and legal action must be started.
Did You Know: The management company does regular drive-through inspections to observe the conditions of each house and yard and note violations of our covenant’s. A homeowner will often ride with them. Items noted are entered into the community management software used by the management company which then generates a letter regarding the violation. The people doing the inspection have no idea if a homeowner plans to address the issue the next day or if the homeowner even knows there is an issue. The management company does this as part of their contract, not to pick on homeowners. The purpose is to keep our community maintained and attractive.
Did You Know: If you get a letter and have a situation that is preventing you from resolving the issue or not sure what the issue is we recommend that you call the management company to discuss it. A call goes a long way toward preventing a second notice.
Did You Know: There is a legal process to follow with violations and it could take longer than we would want it to. Sometimes there are circumstances beyond our control, or we have to wait for another party to take action. The Board is usually aware of the problem but if you see something that appears to be a violation please notify the community manager or the Board. Outstanding violations are addressed each month and the board is updated.
Did You Know: In most cases property lines in C2 go to the street in front, and if roads border the side and back then to those roads also. The Town, County, HOA and utility companies have easements across your property, but it is your property. Those yards that back up or are adjacent to main roads (such as McCoy or McIlwaine) own the trees/plants that grow on their property. It is the responsibility of the homeowner to maintain all grass on both sides of a sidewalk in their yard. The HOA maintains the plants at the corners of the 3 intersections with McIlwaine and at Stratton Farm and Henderson Hill.
Did You Know: All the streets in our neighborhood are public streets which means cars can park on them within the rules of the Town of Huntersville. Town ordinances state that all cars parked on a public street must face in the direction of traffic flow. Although parking on the street is allowed we strongly recommended that you keep the street clear for the flow of emergency vehicles. If there are issues with parking that may hinder the flow of emergency vehicles contact the Huntersville Police Department.
Did You Know: Each year our management company prepares a budget for the upcoming year. The Board then reviews and edits that budget during the final quarter of the year to have approval by the end of November so the assessments can be set for the following year. Revenues are set to cover anticipated expenses and build funds in reserve accounts for likely future repairs and replacements. The approved budget is sent out to all homeowners for their reference.
Did You Know: Your HOA Board of Directors meet each month as shown on the CII website calendar. The meeting begins at 6:30pm and the location is listed on the website calendar. We welcome input for the agenda up to 3 days in advance of the meeting. Homeowners are encouraged to attend.
Did You Know: All street signs in the neighborhood are maintained by the Town of Huntersville. If a sign has been damaged, missing or otherwise needs replaced then contact Public Works with the City of Huntersville. The signs around the pool and parking lot are maintained by the HOA.
Did You Know: Street lights are maintained by the local electric utility, Energy United. If you notice a light is not working you may contact Energy United to report it. Make note of the light ID that is posted on the pole.
